What is the “M.L.S.” that REALTORS® and investors keep referring to?

The “MLS” is an acronym for the Multiple Listing Service. This is an online system where all the Realtors and brokers in a region put up their listings, share information on the listed properties. This online system also shares its information to thousands of other websites including Realtor.com, Zillow, Trulia, Homes.com, Redfin, Movato, and more. If you are looking to sell a property, listing on the MLS is the number one place to gain the most exposure to the market.

 Your listing on the MLS

Before the internet, listing homes for sale was a daunting project that rarely reached even half of the prospective buyers for your house. Most listings went to large brokerage offices, which would then put together a book of listings their office had for buyers to flip through. If you were a buyer and only looked at one brokerage office book, you may not see many of the listings that you really would have wanted.

 Stellar MLS Region

Today, with the internet and MLS services, listings are shared quickly with all local Realtors and the information is feed to countless other websites. This sharing of information is what allows your listing to get to potential buyers and sell quickly. In each area there are MLS regions that range in size from just one county to an entire state. In our Tampa Bay market, we are part of Stellar MLS. This MLS region covers the middle section of Florida, including 18 Counties and Puerto Rico. So, if you have a listing in Clearwater, Orlando, Sarasota, or even Puerto Rico, when your Realtor lists your home on the MLS it is shared with all the Realtors and buyers in the entire region. 

The MLS service is just one of many reasons I always recommend sellers list their home with a local real estate agent. Only 11% of homes listed as FSBO (For Sale by Owner) end up selling that way. The vast majority end up listing with an agent after dealing with all the hassle and not selling the home anyways. If you are thinking about selling your home or property, set up a listing appointment with a local Realtor like myself. Even if you decide not to list with me, at least you will have the correct information to get your home sold, and hopefully for top dollar.
